Ask For an Example Tenancy Agreement

At Lobster Lettings, we know moving house can be an exciting but stressful time. We therefore try and make the process as quick and easy as possible.

The whole process normally takes less than a week. Your contract will typically be an Assured Shorthold Tenancy, and you will sign an agreement for a minimum of 6 months. We will be happy to provide you with a Tenancy Agreement in advance for you to read through.

Before handing the keys over, we will also quickly discuss insurance policies designed for tenants that may interest you. The cover can cost as little as £9 a month and it protects the landlord's fixtures and fittings (important when considering your deposit).

When letting a property through Lobster Lettings you will be treated as person not a number! We offer a unique service to tenants - we act as a property finding service for you! If we do not have a suitable property on our books for you at the time of enquiry, we will do our utmost to find a property for you, meaning you can rely on us to get the ideal home for you, with little effort on your part. If letting a property through Lobster Lettings that we are not going to be managing, we are still happy to check you into your new home and arrange for a full in-going inventory to be carried out.

Your deposit is protected.
Your deposit will be held by a government approved scheme called "Deposit Protection Service (DPS)", unless the landlord wishes to register it in their own approved scheme. This means your deposit is protected - no one can access your deposit without your approval. At the end of your tenancy, we aim to return all deposits within 30 days of vacation. Where this is not possible we keep you updated of the situation and return the deposit as soon as possible.

If we are the management agent, we will endeavour to get maintenance issues resolved within 24 hours of reporting it to our office.

We aim to instruct a maintenance contractor to deal with your maintenance issue within 24 hours of it being reported to our office. We will then keep you up to date with progress of repairs.

You will receive all your paperwork within 7 days of you moving in.
You will receive copies of all relevant paperwork within 7 days of the start of your tenancy; this will include a copy of your in-going inventory and contract.

All properties are inspected prior to your occupation to ensure acceptable standards
We will inspect all properties prior to your moving in to ensure that they are in an acceptable condition for new tenants. We will also regularly inspect any properties that we manage, to ensure that there are no issues with the property and they are kept in tip-top condition for you.

Legal requirements are adhered to and copies provided to you.
We ensure that all gas appliances provided in the properties are tested annually for safety, you will be given a copy of the safety certificates within 7 days of the start of your tenancy.
